West Valley, Utah Information
West Valley is a suburb of Salt Lake City and the second-largest city in Utah. It is located directly southwest of Salt Lake City and northwest of West Jordan. The city covers 35.5 square miles, and it has a population of about 134,000 people. The population has increased by almost 24 percent since 2000.
In 2015, there were about 36,000 households in the city, and there were an average of 3.68 people per household. The average age of residents in the city is 30.7 years, and the median household income is about $57,000. The cost of living index is 90.1, which is less than the United States average of 100. The most common industries include manufacturing, construction, retail trade, and administrative support. The city is very culturally diverse and has a large Hispanic population.
Before the city of West Valley was incorporated in 1980, it was made up of several unincorporated areas, including Granger, Hunter, Redwood, and Chesterfield. The area formerly known as Granger was settled in the mid-1800s by Latter-day Saints, and Hunter was settled in the 1870s. All four of the unincorporated communities began rapidly growing in the 1970s, and they merged in 1980.
The city was the official ice hockey venue for the Olympic Winter Games in 2002. In 2011, the city government announced a plan to develop a downtown area over the next 10 years. They plan to build a city hall, a courthouse, a library, a plaza, and a residential area.
The city has warm summers and cool winters. In the summer months, the daily high temperature is usually between 80 and 90 degrees Fahrenheit. However, the city rarely experiences humidity in the summer and is almost always less humid than the U.S. average. From May to September, more than 70 percent of their days have sunshine, which is significantly higher than the U.S. average. In the winter, the daily high temperature is usually around 40 degrees. West Valley is home to the Hale Centre Theatre, one of the most popular performing arts centers in Utah. The theater has been open since 1985 and presents Broadway and Off-Broadway shows. Another popular venue is the Maverik Center, a 10,000-seat sports venue that hosted ice hockey in the 2002 Winter Olympics. The city owns the Utah Cultural Celebration Center, where there are many events and festivals throughout the year. The Valley Fair Mall, which is home to many shops and restaurants, is the most popular shopping center in the city.
There are also more than 20 parks in the city that provide trails, fields, play equipment, and pavilion space. Some of the largest and most frequently visited parks include Hunter Park, Lodestone Park, Maple Meadows Park, and Peachwood Park.
West Valley has 21 elementary schools, four middle schools, and two high schools. Granger High School opened in 1958 and has about 3,200 students, and Hunter High School opened in 1990 and has about 2,800 students. There are several colleges nearby, including Salt Lake Community College, Stevens-Henager College-Murray, Western Governors University, and the University of Utah.
The city is divided into several neighborhoods. The eastern region of the city includes the East Granger, Redwood, and Chesterfield neighborhoods. This area has a population of about 55,000. Many of the homes in these neighborhoods are brick ranch style houses. The central region of the city includes West Granger and Hunter. These two neighborhoods have a combined population of about 50,000. There are several business parks, office developments, and other commercial establishments in the area. The western region of the city consists of Woodhaven, Oquirrh, and West Hunter and has a population of about 30,000. Most of this area is residential, and there are many housing developments that were constructed in the 1990s and 2000s.
West Valley has seen significant growth in the past 20 years, and the city will likely continue to grow. As the population increases, more and more homes are being built in the area. In the past five years, the city has given more than 500 single-family construction building permits. As of 2015, the average price of all homes was $177,823. The average price of a detached home is $194,462, and the average price of an attached unit is $168,572. Mobile homes cost an average of $42,228 in the city, and the median gross rent is $953. The average price of a home in this city is slightly less than the average price in the entire state of Utah.
